Emphasis is placed on maintaining a high degree of flexibility in the areas of ownership structure and project funding. XCeed's Build-to-Suit Program is designed to be flexible to accommodate alternative build-to-suit transaction structures for clients. While the majority of XCeed's build-to-suit transactions are turnkey facilities leased to our clients on a long-term basis, XCeed will tailor it's program to provide a structure that best meets the needs of the client including:
Build-to-Suit Development Rollout
XCeed's multi-unit build-to-suit program delivers the right location, the right facility, the right schedule at the right rent.
Ground Lease Development
XCeed will purchase the land and complete the site work according to the tenant's Landlord work letter. The tenant constructs the facility at tenant's cost and leases the property from XCeed.
Reverse Build-to-Suit
XCeed will purchase the right site and provide a building allowance to the tenant. The tenant constructs the facility and leases the property from XCeed.
Fee Development
If XCeed can't purchase the land, XCeed will develop the property for the landowner or tenant for a fee. Outsource the approval process, land planning, and financial analysis to XCeed to get your new development executed. Fee Development services are provided on a percentage, hourly or fixed fee based on the total project size, cost and time required for proper execution.
Existing Building Acquisition & Renovation
XCeed will acquire an existing facility, create value by re-purposing the facility to the tenant's specifications and lease the property to the tenant.
